1. Buying a Home in Bellevue, WA - First Steps
Welcome! This is the second article in the "Buying a Home in Bellevue, WA" series. Now that you've decided that you want to buy a home in Bellevue this year, you're ready to start some of the fun stuff! Searching for homes online should be the first place you start. Unlike a few years ago, all of the homes listed in the Northwest MLS are available for the public to see online. This has created a revolution in how real estate is purchased and sold, and I for one am glad it has. Now, buyers can search at their leisure and to their heart's content. It has opened up more opportunities for home purchases and has really helped level the playing field between all parties.

When searching for homes online, keep in mind that all real estate websites are not created equal. Websites such as Zillow and Realtor are general, mass market sites that don't necessarily receive live feeds of MLS data directly from the source. For example, here in western Washington, our Northwest MLS doesn't provide a direct feed to these mass market sites. The information they do have online about homes for sale in western Washington is through a third party and so it's not always complete and current.
The best way for you to find a current and complete list of homes listed in the MLS is to search online with direct Real Estate Broker websites such as mine. So, now that you're here, let's have some fun! If you know exactly what type of home you're looking for, you can simply click on the SEARCH link and fill out the form. You'll immediately get a list of homes that match your criteria that are currently on the market. Go for it!
Another great option is to cruise through the marketplace, as it were. It's kind of like window shopping at the mall. You can compare and contrast different features and locations, and price points. This is a fun way learn more about what's available for sale, and no only is it fun, but it's good for you, too! You see, now that Buyers finally have access to all of the listings for the first time ever, you can empower yourself with knowledge about the marketplace. As you look at different types of homes, you'll start to develop your own gut feel for what fits your needs and what's a good value. I do this myself, and after more than 15 years, my instincts are pretty sharp.

BELLEVUE SINGLE FAMILY HOMES FOR SALE
Bellevue single family homes are found throughout the city. Today, starting prices are just under $500,000 for a small rambler built in the 1950's - 1960's. These starter homes are between 1,000 - 1,500 square feet with 3 bedrooms and 1 bathroom. In the middle of the market you'll find the broadest diversity of homes for sale in Bellevue. Prices are anywhere from $700,000 to $1,500,000. Homes in the mid-market range in style from mid-century modern to 2- story traditional new construction. At the luxury end of the market you'll find custom homes, many with either territorial views or views of the lake. BELLEVUE CONDOS AND TOWNHOMES FOR SALE
Condos and townhomes in Bellevue are sought after buyers from all walks of life. First time home buyers appreciate that there are good condo units in desirable parts of town that fit their budget. Many condos around neighborhoods such as Crossroads are close to shopping, movie theatres, and local parks. Since so many people work long hours, many mid-career buyers gravitate towards condos and townhomes as well because they offer quality spaces and convenience. Many of the mid-range condos in Bellevue have an added bonus because they are located close to some of the biggest employers in the area. Downtown Bellevue provides many work opportunities in the high rise office buildings, and just a few blocks away you'll find great condos and townhomes both in the mid-price range and the luxury-price range. It's a great opportunity to live in an area with a strong sense of community. And today, there are many condo buildings in Bellevue that offer extra amenities and elevators, which are great for people interested in downsizing and living in a home that's low maintenance.
