One of the most important jobs of listing a property is “the scheduling” and it’s important to be nice when scheduling showings.

Scheduling is an essential part of a listing agent’s priorities to the seller. Not only is it the first impression set to anyone calling to see the property, but it’s also an excellent way to pave the way of building a nice camaraderie with the person interested in seeing the property. It’s also a good step in qualifying who is coming into the home.

Scheduling sets a tone, and it’s a great way to get started on selling the home.

If you are a seller doing your own scheduling, a quick tip of the trade is to “be nice”. Often you don’t get a second chance to make a good first impression.

1. Scheduling is so important that some teams have one person on the team who is dedicated to coordinate scheduling.
2. If you are using limited seller representation and have agreed to answer the phone and schedule your own showings, just remember the first impression is everything. Who wants to do business with someone who is rude?
3. Buyers will schedule and reschedule, don’t get aggravated, things happen to people. Don’t make people feel bad for rescheduling, work around them.
4. Be nice to people and be an easy person to deal with, your goal is to get people into the property. Be accommodating, not offputting.

Don’t miss any opportunity to show your home. Scheduling is not always an easy job but it’s an important one. In the end, if you aren’t doing a good job with this, maybe it’s best to hire a full-service real estate company who can take over this service for you?
