The City of Newark is poised to grow. In a recent announcement, the City has given full approval for nearly 600 new homes to be located on the west edge of town. Gateway Station, as the development will be known, will take over a former industrial site along Willow Street. The area has been out of use for some time now, but with cleanup and a new neighborhood coming in, this part of Newark will offer a wonderful area for residents of the Bay Area to call home.
Work on the infrastructure has already begun by the developer, Integral Communities. There will be over 600 new homes when Gateway Station is completed, with 321 single-family homes and 279 townhouses. This development has a lot of potential to provide great community connections in Newark with several parks and playgrounds slated to be included in the plans. There is even a 14,000 square foot dog park, being the first development in the area to include one right from the start. West Newark has more in store for its future as well, which Gateway Station will help toward. According to the City Council, there will be $5,000 per housing unit contributed by the developer to go towards the Dumbarton Transit-Oriented Development project. This project includes a proposed commuter rail station near Enterprise Drive and Willow Street.
The developer will also be donating land along the west edge of Gateway Station to be integrated into a public trail. When completed, the trail could become part of the San Francisco Bay Trail. The new trail will affect some wetlands in the area, but the developer will purchase mitigation credits to help offset the land that will be used. Mitigation Credits were established to help provide funds to continue the preservation and protection of endangered or at risk animals and habitats. There will also be 6 acres donated to a non-profit group. A portion of the city fees that Integral Communities will pay shall go toward affordable housing as well. A total of $16.7 million will be used to increase and improve affordable housing options in Newark.
Gateway Station is expected to have homes ready to purchase and move into by 2017. I am excited to see the new homes and neighborhood amenities that will add to Newark’s appeal.
