260 Realtors Earn New Home Co-Broker Designation

ABD Developers, the company developing Providence, the gated golf course community in southwest Orlando,  within 30 minutes of all attractions and Orlando's international airport, is teaching Realtors how to convert renovation-resistant resale shoppers to new home buyers, how to work with internet advisors, and how to work with onsite agents as part of a successful team, whether the purchase be for an inventory or preconstrucion home.

At the recommendation of Matthew Brown, its  sales and marketing director, and the support of its five home builders, including ABD development, the company began offering monthly seminars in January.

"Our goal is to develop long term relationships with a large co-broker network, and to do so, we felt we needed to offer them an educational opportunity that would help them grow their business, generally, and build loyalty to our development specifically. It is working far better than we expected."

The company sought out New Home Co-Broker Academy and its founder David Fletcher to teach the course, How To Build A New Homes Niche.

"We knew a new-homes driven course designed  exclusively for real esate agents was long over due,"Brown said. Our graduates not only earn the CE credit, which is nice, but more importantly from a marketing standpoint, they learn to face the fears that come from a lack of training about working in the new homes environment." 

The most successful graduate to date is Mary Carpousis, who had never sold a new home, but since graduating about a year ago, has sold ten, several of them presales.

Providence is the first known developer to offer 'education' as its baseline co-broker strategy according to Fletcher,

David Fletcher, NHCB

Lifetime Achiever David Fletcher is Founder and CEO of New Home Co-Broker Academy LLC, home of the New Home Co-Broker (NHCB) designation. More than 4,000 real estate agents have completed the  Academy's course, How To Build A New Homes Niche, a three-hour online course based on research, case studies and David's  long career recruiting, training and supervising onsite teams, who sold more than $3 billion new homes and condominiums.

Along the way, he wrote Condominium Sales and Listings and has been the featured speaker for the National Association of Realtors and a present at the International Builders Show. He served as chair of the Sales and Marketing Council for the Florida Home Builders Association. 

He started in real estate as the project manager for Bay Island, of the first major condominium communities in Florida. During this time, he obtained his Florida real estate broker's license, served as chair of the Sales and Marketing Council for the Florida Homebuilders Association, earned his MIRM designation, and served as president of the Florida Condominium Developers Association. It was here that he leaned to work with local Realtors, 

After a successful three-year run, he brokered 27 lender workouts, 11 rental conversions, a TPC golf course, and more than 1000 condominium units in six different communities. 

He recruited, trained and supervised onsite sales teams for more than 70 communities, always insisting on co-broker cooperation in his listing agreements. 

He has been a contributor to Realty Times for 16 years and contributed to Inman News for 3 years. 

His education philosophy is based on these simple assumptions:

  • Builders need qualified buyers. Realtors need saleable inventory.
