You made the major life decision to put your home on the market. You organized your belongings, started looking at new places to live, lit a candle that smelled like freshly baked cookies, crossed your fingers and scheduled your first showings. Yet, it’s been a few weeks or even months and there are still no bites. You may be thinking that it has something to do with the quality of your house, but the reality is that you could have an incredible home to offer and you’re the one standing in your own way.

 

Here are four reasons your house may not be selling and how you can remedy them today and get one step closer to finding the new property of your dreams.

 

1. It needs major updates.

Are you suffering through the heat of the summer with no air conditioner because your HVAC unit conked out a few months ago? If so, potential buyers will notice that immediately and unless you have immediate steps in place to remediate the issue, they’ll look elsewhere for similar homes in their price range that are temperature controlled. The same concept applies if you need a new roof, have leaky plumbing, or have a crumbling foundation. If a majority of the homes in your area and at your price point are selling but you’re having a difficult time moving yours along in the market, it could be because there’s a glaring hole in the condition of your property. Evaluate it carefully and consider making all necessary updates or additions before listing.

 

2. The images of your property are low-quality.

As humans, we’re highly visual creatures. In general, we’re drawn to images more than text and we retain what we see more than what we hear or read. To that end, it’s critical that the images of your property be top-notch. If the lighting is poor, the pixelation is high or the contrast is fuzzy, prospects will be less likely to press on the images to learn more about your offering. It will also signify that you didn’t put much time, thought or money into the listing process. If you’re serious about selling your house quickly, consider hiring a professional photographer to go around your property and take pictures of all the rooms. Your real estate professional has likely worked with all of the experts in your area and can point you in the right direction.

 

3. Your marketing approach isn’t diversified.

So you found an agent and put out an MLS listing. That’s a great first step! However, it shouldn’t be your only step. It’s rare that one single marketing approach leads to the sell of a home. Rather, it takes a combination of avenues to lead the right interested buyers to your doorstep. That means that if your realtor accidently posts your home on the wrong section of their online listings, you don’t need to panic. Instead, pursue other means of advertisement to ensure your message gets heard. For instance, you may print colored postcards and mail them to homes in your area. Or, you may create sleek flyers or data slicks and have stacks of them available to anyone who attends a showing of your home. You can also utilize the services of a virtual tour company who can take a 360-degree video of your property. Want to pursue a cheaper route? Consider having a free open house, where anyone can walk in and tour your property to get a sense of what it would be like to live there.

 

4. Your price isn’t set to sell.

Especially if you’ve lived in your house for a long time, you’ve likely got tons of memories within those walls and as such, you might be out-pricing your home due to sentimental value. To you, it’s priceless! Or, you could be so eager to sell your property that you’re pricing it much too low, setting off red flags that something is wrong with it. To avoid this, research what others homes in your area are going for. Adjust those average prices to accommodate your home’s specific square footage, layout and location.

 

Before going another day wondering when, if ever, your house will sell, ensure you aren’t making these four common mistakes. Doing so could hinder your progress and leave you in limbo for far longer than you’d like. By recognizing these warning signs and correcting them as soon as possible, you’ll be well on your way toward attracting the kind of interested homebuyers that could change the course of your life for the better.
