Over 5 million existing homes sold in 2018 alone. However, despite the success of one year, it may be difficult to determine when it's a seller's market or a buyer's market. As the market rises and falls, getting the right timing is a quintessential part of making a profit on your existing home or finding the home of your dreams a great price.

Knowing the Difference Between a Seller's Market or a Buyer's Market

Before diving into signs that will help you determine whether it's a buyer's market or a seller's market it's important to know the overall difference between the two.

At its most basic definition, a buyer's market simply means it's an ideal time to buy a home at a great price while a seller's market means you can sell your home for higher than usual.

There are a number of factors that play into which current market conditions and what type of market it will become. these factors typically include the overall economic stance of the country and the current demand for homes.

Signs That It's a Buyer's Market  

There are some quintessential signs that will help you determine whether or not it's a buyer's market. Some of these signs may include:

  • An inventory that's higher than usual
  • Over six months of inventory currently on the market  
  • A deduction and sales prices
  • An increase in the number of real estate ads as well as their sizes and  the addition of images and extra details
  • For sale signs sitting in front of homes for longer periods of time.  

Buyer's markets can occur throughout the country or within specific pockets. it's best to discuss the current market with a real estate group like the Yarbrough group to determine which areas are currently experiencing a buyer's market.

Signs It's a Seller's Market

Similar to when there's a buyer's market, you'll also find a number of signs pinpointing to whether or not it's a seller's market as well. Some of these signs may include:

  • Inventory that's been on the market less than 6 months
  • An increase in homes being sold  
  • Barely any information in real estate ads
  • More sold signs than for sale signs
