10 Communication Tips for Working with Real Estate Agents

Are you getting the most out of your relationship with your real estate agent? Follow these tips for working with real estate agents to communicate better.

Communication is key to any relationship, especially when you're working with real estate agents. A simple miscommunication can end up wasting each other's time and or money. Keep reading to uncover ten communication tips for working with real estate agents. 

1. Understand Agents Work On Commission When Working With Real Estate Agents

It's rare that your real estate agent will work on a salary. If a real estate agent does work on a salary, you probably don't want to work with them.

Most real estate agents get paid through their commission. Meaning, if the agent does not close the deal, he or she will not get paid. Because of this, real estate agents work extra hard to go a good job for you. 

At the same time, real estate agents are not public servants working for free. So you should not ask an agent to work for you if you plan on cutting that agent out of your deal. 

2. Keep Your Appointments And Be On Time 

Do not expect your agent to drop everything he or she is doing to show you a home. Especially since you are not the only client your agent is helping out. Be respectful of your agents time by not only keeping your appointments but also being punctual. 

So never make an appointment with an agent, forget about it and then don't show up. If you are running late, keep your agent posted and let them know when you'll be arriving. 

3. Choose A Real Estate Agent

You'll want to decide if you want to either deal directly with listing agents or if you want to hire your own agent. If you hire your own agent, make sure you are working with one who understands your budget, what you want and most importantly that you feel comfortable with them. 

If you are interviewing agents, you should let each agent know that you are in the interview stage. Never interview two different agents from the same company. 

4. Do Not Call the Listing Agent If You Are Working With a Buying Agent

You should understand the difference between listing and buying agents. Listing agents work for the seller, not the buyer. When you hire a listing agent to represent you, then they are working under a dual agency, and conflicts of interest can happen.

Also know that if a listing agent shows you a property, they will expect that they are representing you. Because of ethics, a listing agent cannot show your preferential treatment. If you ask a listing agent to help you out with let's say a price negotiation, most will not be able to do it.

In other words, listing agents do not want to do the job of the buying agent. So let your buyer agent do their job. 

5. Practice Open House Protocol

Communicate with your agent about open houses. Make sure it's okay for you to attend open houses alone. In some locations, it's looked down upon for you to go to an open house without a real estate agent escort. 

If you go alone, you'll want to give your real estate agent's card to the agent that is hosting the open house. Often the agent hosting will be the listing agent, but sometimes a buyers agent will be there looking for unrepresented buyers. Make sure you announce that you are represented. 

Do not ask the host of the open house any questions about the seller and or the seller's motivation. You should let your agent ask the questions for you. Your agent will likely use a different approach that works. 

6. Sign a Buyer's Broker Agreement With A Buying Agent 

You'll want to expect to sign a buyer's broker's agreement. This will create a relationship between you and the agent. It also outlines what your agent's duties are to you and visa-versa. 

You should ask about the difference between a non-exclusive and exclusive buyer's broker's agreement. If you are not ready to sign with a buyer's broker, then you should not ask them to show you homes. 

7. Always Ask For And Sign An Agency Agreement

Just so you know, by law, agents are required to give buyers an agency disclosure. This document can vary from state to state. But basically, this disclosure is your proof of receipt and not an agreement, so make sure you read it thoroughly. 

8. Make Your Expectations Known

You should be transparent with your real estate agent with what you expect. For example, if you want your agent to pick you up and drive you around for showings, let them know. 

Also, let your agent know how you want to communicate with them and how often. Do you want phone calls, text messages, e-mails, etc? If your agent is doing something that upsets or annoys you, tell them. They're here to make you happy. 

9. Do Not Sign Forms You Do Not Understand 

Never sign a form that you don't understand. You should not feel silly asking your agent to explain a document to you, that's their job.

Also, try to never sign a form that says  "Consent to Represent More Than One Buyer" as this is never in your best interest. 

10. Be Ready to Buy

If you aren't ready to buy, don't waste real estate agents time. You can check out open houses on your own in this case, and call listing agents for showings. But make sure you tell the host that you are only shopping.

You can also look at homes online so you're not wasting anyone's time. If you are ready to buy, make sure you have your checkbook and be prepared to make an offer.
