A quick guide to the fastest way to sell your house

Selling a property fast is a clever idea, no matter your reasons. The longer a house stays listed on the market, the less valuable it becomes. So, here, speed is essential.

Hire a top-selling real estate agent

If you are in a rush to sell your property as fast as possible, we highly recommend you to hire a top-selling real estate agent from your area. A real estate agent will serve as the main point of contact for you and home seekers by finding potential buyers, scheduling showings, and crafting your listing and marketing ad for your house.

Plus, let’s be honest, agents have every intention of selling your house for top dollar and, obviously, they want to sell it fast. However, don’t just settle for any real estate agent your friend tells you about. Instead, go online and do a little bit of research by looking for those realtors with hundreds of positive reviews. Does this mean that you’ll sell your home overnight? No, but working with a top agent will certainly make things move faster.

Make homebuyers feel like home

Although it may sound ironic, one of the best ways to convince homebuyers to buy your house fast is to make them feel like home. Consider it as a psychological trick that can influence the buying behavior of potential buyers. But it can truly make a difference in encouraging them to make a decision faster.

When selling a home, appearance matters a lot. From the inside to the outside of the house, everything needs to be perfect in order for the potential buyers to visualize themselves living there.

So, you may want to make a few improvements to make your house feel more like a “home”. A fresh paint on the walls, fluffy carpets, cozy decorations, and, why not, even a latex mattress on the bedroom bed to make them imagine sleeping comfortably there, will hit buyers where it counts: their eyes and hearts.

Be smart about choosing a price

Now, you would think that it simply makes sense to list your home for the highest possible price, right? However, if you want to sell it fast, you may want to reconsider that. Let us tell you a secret, buyers who will really actually buy, often don’t have the time to negotiate the price. So, if you think that setting the highest possible price is a good strategy because potential buyers will negotiate it down anyways, you should think twice.

If you list your house for too high a price, potential buyers won’t take an interest, meaning that nobody will bid for it. Next, if it stays too on the market without any bid, buyer’s agents will eventually figure out that you are now more willing to lower the price. Therefore, you will lose time and get less for your property in the end.

So, the best way is to take a look at the prices of other homes in your area and set the listing price accordingly. And, that’s how you start a bidding war and most likely receive more offers.

 Spread the word

Even if you are working with a top real estate agent that will help you find the right buyer, it never hurts to spread the word about your home too. Talk you your neighbors and ask them to pass it on or, why not, make a social media post about it and ask your virtual friends to share it too.
