Mauna Kea Resort is a beautiful 1,839 acre resort located on the West Coast of the Big Island of Hawaii. This Kohala Coast resort contains two world class hotels, the Mauna Kea Beach Hotel and the Hapuna Beach Prince Hotel.  These hotels are located along some of the most pristine white sand beaches in all of Hawaii. The luxurious homes located in Mauna Kea Resort are second to none, with everything from private oceanfront homes to condos with sweeping ocean views.

The Mauna Kea Resort also offers its residents access to two Championship Golf Courses, the Seaside Tennis Club, a Fitness Center, and the Mauna Kea Spa. Some of the many restaurants include Number 3, the Hua Tree Lanai, the Copper Terrace, Clambake and the Manta & Pavilion Wine Bar.

At the time of this writing (Oct 10th), there were 14 homes and 8 condos for sale in the Mauna Kea Resort, with 2 homes and 7 condos in escrow. Of the homes for sale, the highest priced one is listed at $13,950,000, and is located at 62-3966 Lanikeha Place in Mauna Kea Fairways North, while the highest pricede condo on the market is listed at $4,900,000 and is located in the Villas of Mauna Kea #29. At the other end of the spectrum, the lowest priced home on the market is Waiulaula at Mauna Kea #420 and is listed at $2,200,000. While the lowest priced condo currently for sale is listed at $839,999 and is located in Kumulani at the Uplands at Mauna Kea, Unit #J4.

The sale of single family homes in Mauna Kea Resort continues to be slow, with only 1 home selling in the 3rd Quarter. But condo sales have increased, with 4 condos selling in this time from July 2017 through Sept 2017. Since only one home was sold in Q3, the highest priced and the lowest priced home sold were the same one, and it is located at 62-3600 Amaui Place in Waiulaula at Mauna Kea, and sold for $1,600,000, from a list price of $1,775,000. The highest priced condo sold in Mauna Kea Resort in Q3 went for $2,730,000, from a list price of $2,975,000 and is located Halia Hale #8 at Kaunaoa, while the lowest priced condo to sell is located in Kumulani at the Uplands of Mauna Kea, Unit C1,  and had a sales price of $812,000, from a list price of $875,000.

Analysis: As with most other areas of the Kohala Coast, the inventory in Mauna Kea Resort is slowing but surely being reduced. The sales of single family homes are still relatively slow in relation to the amount of inventory, but condo sales have been brisk, bringing that market segment into what could be called a balanced market.
