Home Prices of Neighbourhoods by TTC Stops

Location, location, location. It’s no surprise that prices are steep in the City of Toronto where jobs, restaurants, and attractions thrive the most. Whether for work, school or entertainment, living closer to the heart of the city is always an advantage. 

Proximity to public transportation and commute times are one of the top considerations for GTA home buyers. Home value can be heavily influenced by location, and whether or not there is an accessible TTC stop within walking distance. So, how much do you have to pay to live near one of these stops?

Zoocasa takes a look at all 75 TTC subway and LRT stations, collecting the average 2018 sold prices for houses and condos within 800 metres (roughly a 10-min walk) of each station. Check out our infographic for more details on each station. 

Most Affordable Houses by Scarborough LRT Stops 

Real estate close to the Scarborough LRT route, specifically Ellesmere, Midland and Lawrence East, offer better deals on houses with average prices below $740,000, ranking the stops as the three most affordable areas. 

On the flip side, nearby homes along Line 1, which runs north-south through the centre of the city, ranked at the top of unaffordable neighbourhoods. Real estate near York Mills Station averaged at a steep $3,426,000 for houses in the area, followed by $3,002,150 for houses at Museum and $2,932,837 for houses at Summerhill.

Affordable condos also lie near the east end, with Kennedy station (Lines 2 and 3) topping the list with an average condo price of $329,530, followed by Lawrence East LRT at $364,656, and Ellesmere LRT at $382,752. Moving a little more central, condos for sale in North York are also affordable, ranging from $596,196 near Sheppard-Yonge, to $620,525 near North York Centre, to $557,835 for Etobicoke condos for sale, where Islington Station is located. 

The more expensive condos on the TTC line are in Summerhill, averaging at $1,242,618 for a condo, followed by $1,172,898 in Rosedale, and $1,141,827 in St. George.

Sold prices of individual properties were sourced from the Toronto Real Estate Board from January 1, 2018 to December 31, 2018. Sold condo prices includes sold condo apartments and condo townhouses. Sold house prices includes sold detached, semi-detached and attached houses. The boundary used for sold listings was an 800m radius from each subway stop. All calculations by Zoocasa.
