Oceanside, California Home Prices Rise More as Downtown is transformed

The transformation of Oceanside, California from a military town to a thriving Beach community has been in a gradual process over many years; however with the addition of 2 New World Class Resorts opening soon, the city has exploded with vitality, high end apartments, condos,  new trendy restaurants & breweries.  In the wake of the tourism explosion expected, the city has passed a "Downtown Improvement Project" ensuring downtown is clean, safe and beautiful.    "Money raised by the new Downtown Oceanside Property and Business Improvement District will be used to power-wash sidewalks, remove graffiti and litter, hire security guards, and generally shine the image of Oceanside’s tourism-dependent downtown neighborhood. The city’s nonprofit business group MainStreet Oceanside worked several years to develop the plan."

Home Prices have begun to escallate at a higher percentage than other nearby cities especially in the 92054 zip code.  Detached Homes West of the 5 Freeway have skyrocketed.  Escalating prices near the coast have spread inland which includes Oceanside zip codes of 92056 & 92057.  Current pending sales are exceeding the active listings as homes are being sold quickly with many obtaining multiple offers.   Neighborhoods that were once considered sketchy are getting full price offers.  These neighborhoods are becoming safer as new residents move in;  many of these homes have been gutted, flipped and sold to new owners at top dollar.  This trend in home price appreciation is real and not a bubble since home buyers need substantial income with the loans obtained unlike the pre bubble era of  2004-2007.  As Downtown Oceanside, Ca continues to become a world class tourist destination with high end hotels, condos, & trendy restaurants, home prices will continue to rise and spread inland toward Vista, San Marcos, Bonsall, Fallbrook and Escondido.
