Desert Color is one of Utah's newest and probably one of the most prominent master-planned communities in the state. Designed to be the gateway to southern Utah, this is one of the most significant master-planned projects ever in Utah. There will be four major land used areas including business mixed-use, leisure, hotels, and residential. When completed, there will be over 10,000 single-family homes and townhouses.

Covering over 3300 acres, Desert Color is located on the estate of the Utah School and Institutional Trust Lands Administration. Nestled right along the southern parkways Interstate 15, this new community will be the areas central hub and focus of the southern Utah area.

Desert Color will showcase nearly 200 acres of parks, pathways, trail facilities and conservation areas. There will be a 103-acre business area complete with medical services, schools, cultural events, hotels, office space, and entertainment options.

There are currently three approved builders for Desert Color with more coming on board all the time.

What's the market currently in Desert Color?

There are move-in ready homes as well as new construction home sites ready to be built out. As of the publishing of this post, there are 11 newly listed Desert Color homes for sale priced from $278,000 up to $410,000. All the residential communities will have their own homeowner or townhouse association and fees will be required based on the neighborhood, size, and location. Homeowner association fees will include access to the clubhouse, swimming pool, tennis courts, and several offering full yard maintenance.

Schools assigned to Desert Color include the Bloomington Hills elementary school, the Sunrise Ridge intermediate school, the Desert Hills Junior high or middle school, and the Desert Hills high school. All of these schools are part of the Washington County school district.
