When is the Best Time to Put Your House on The Market in Metro Atlanta? Now I say!

The Metro Atlanta Real Estate Market Facts

There are some people who like numbers and some who can't take staring at one more decimal. These facts are for the math enthusiasts of the world...you know who you are!

According to the recent Metro Atlanta Case-Shiller Index Report for February 2015, in Metro Atlanta: 

  • Home sales are up 44%. Over 80,000 homes sold last year, up from 60,000 homes in 2010. 

  • 74% of transactions are in the $100,000 to $500,000 range. 

  • Home inventory is up 27.5% from the bottom of February 2013. 

  • The current months of inventory is 6.7 months, vs 5.9 last month. (Six months is considered a normal market). 

  • Average Sales Prices are up 9% from last year. 

  • Yearly Average Sales Prices are up 38% from 2011. 

  • Home values are up 44% from the bottom of March 2012. 

  • Current home values are moving back to the normal trend line, which peaked July 2007. 

  • Metro Atlanta is the #3 top destination for moves in the nation. (According to a survey by United Van Lines)

  • As of late, mortgage rates have been on a steady decline. According to Freddie Mac’s National Mortgage Rate Snapshot,  the 30 year is down to 3.66% from 4.51% just a year ago, the 15 year down to 3.05% from 3.576% and 5/1 ARM currently 2.98% from 3.15%.                                                                                                                                                                                                                                                                                                         

So, in a nutshell....home sales are up, home values are up, home sales prices are up, mortgage rates are low and it's a normal market out there. Boom!

So, When Exactly Should I List my Home for Sale? 

No better time than the present! Of course some Realtors will tell you that the best time to list is the Spring...but, I disagree. Of course home searching is more fun when it's not 32 degrees outside, but, in reality....if somebody is wanting to purchase a home, they are going to look now! Not wait until Spring. Plus, with most homeowners believing it is better to list in the Spring, the market will become more saturated. This meaning there will be more competition out there.
