We just finished the quarterly home sales report and the Grant Park Atlanta real estate market is still very strong, even though there are signs that home prices are stabilizing.  As you’ll see in the 3Q 2015 Grant Park Atlanta Real Estate Trends Report, homes are still selling very quickly and for top dollar!

  • The average sales price in Grant Park is $350,289.  We are right on par with the same time last year ($350K vs $347K).  We are up  $70,000 from 3Q 2012 and almost $125,000 from 3Q 2011.  Impressive!
  • Grant Park homes sold last quarter ranged from $176,900 to $530,000, with the median sales price at $355,000.
  • On average, homes sold in just 19 days last quarter — that’s 3x faster than the same time last year and the best we’ve seen in many, many years.
  • After reviewing market data for many of the popular Atlanta neighborhoods, it is clear that Grant Park is leading the pack this year in fastest home sales.  66% of the homes sold in less than 2 weeks, with 40% selling at or over the asking price.
  • A total of 33 homes sold in the July to September timeframe.  That’s 30% more than the same time last year, but right on track with previous quarters this year.

THE BURNING QUESTION:   Should I sell now or wait another year or two?

Our crystal ball isn’t always reliable, but based on the Grant Park sales data from the last two years, it looks like the dramatic spikes in home prices are becoming more balanced — 2.5% increases per year instead of 10% increases.    The good news is that the demand for homes in Grant Park is not slowing down any time soon.  The # of home sales are up, buyers are paying top dollar (99% of asking price on average) and are selling quickly (60% sell in less than 2 weeks).   Based on this information, we feel comfortable answering this burning question:

If you decide to sell your Grant Park home the next 6 months, it will probably sell very quickly with multiple offers = Painless.

If you decide to wait and sell your home in 18 months, it will sell for approximately 2.5% more than it would today, but if the interest rates rise during that time, there may be fewer buyers who can qualify and therefore, the demand for homes won’t be what it is today.  You may sell for a bit more, but it may take longer and you probably won’t receive multiple offers and/or full price offers.
