(D) The expense was necessary to protect the property

Answer:  (B) Under an exclusive listing, the seller is under no obligation to reimburse the broker for money he spends in attempting to find a buyer. However, if the broker is authorized by the seller to make certain expenditures, they may be recovered by the broker.
