Q: “Denise, I have a new listing and want to do a Virtual Open House. I would usually do a regular open house Sunday afternoon, but wonder if that is the best day and time if we aren’t doing a live open house. What do you think is the most opportune day and time?”

A: You are on the right track in thinking this may need to be at a different day and time than what you usually do. Saturday and Sunday afternoons are now times where people are working on home projects, working in the garden, out on a hike or a drive, and you will have competition for your viewers’ time. Therefore, I recommend adjusting your time a bit. 10:00 in the morning on a weekend may be more opportune or possibly 7:00 pm on a Thursday or Friday night.
