It's all the rage, giving a home sale a try yourself but it can be a huge mistake! The naive may go in blindly without some of the basic knowledge they will need to secure the best deal. Unfortunately, it can be the owners themselves that make a listing unattractive and reduce the essential desirability factor of a property.

5 big mistakes that owners make when selling a home

 1. Pricing the property too high.

There is nothing worse than a property that is overpriced, it stands out like a saw thumb, they just serve to waste everybody’s time. Buyers will always compare like for like when searching the Internet and having a good price will make you competitive. You are essentially entering a competition and the best value home will get the buyers thru the door. Listings that are overpriced tend to go through a process of price deduction that makes buyers wary “ what’s wrong with it? it's been dropping in price!”

I once viewed a property where the owner had put his hand to everything in the house. He created his own cupboards, installed some of his wiring and plumbing. The game changer was when he presented his money-saving cheap kitchen cabinets. It all spelt disaster to me. Of course, not all low-cost kitchen cabinets are bad but when you see homemade versions it's never going to be a selling point. The owner did a great job of putting me off the property. No one wants to feel they are buying something substandard. Amateur DIY projects really do put buyers off. The kitchen is probably one of the most important rooms in the house. It will be the most expensive to replace and often is the room that will either clinch a sale.

 The kitchen layout is probably as important as the quality of the kitchen cabinets. Owners who have designed a kitchen themselves should concentrate on the working part of the kitchen. Buyers will always try to imagine themselves in the property. They will be used to a kitchen design that provides both preparation and cooking space. The professional designer uses the design concept of the working triangle of the kitchen. The three points are the fridge, sink and hob with imaginary lines between these forming the triangle shape. The three points should be near enough to each other to make meal preparation efficient but each workstation should not be cramped

4. Bad property photos kill demand

Most buyers will see a property for sale using the Internet; I see hundreds of listings on my own websites that help kill demand. Untidy rooms, unmade beds, full garbage bins, overgrown gardens and I have even seen a pair of underpants hanging on a bedroom door in a photo. Owners that don’t take time to clear surfaces de-personalise and clean a home for photos make a huge mistake. Photos are your marketing and they are probably one of the most important aspects of selling a home. A lack of photography skills can also result in dark rooms and rooms that look smaller they really are.

5. Bright paint that overpowers the buyer.

Owners that are making a statement with vivid colours and mad mixes of coloured walls can mesmerise a buyer. As they walk into the home all they can think about the colour of the walls. To them, it’s not a place of calm and relaxation but more a place that will need changing immediately if they ever bought the home. DIY home interiors can be a nightmare for a buyer to get over. You would think buyers would know that the walls only need new paint, but unfortunately, they have seen a competing property that they could move into straight away.
