Folks, I have seen and read many articles in the past about when the best time to sell a house is, according to different writters.  Yet it was all based on general ideas and speculation, and without really laying out a foundation for why they thought that was the case.

I dicided to tackle this questions as well "when is the best time to sell a house in Phoenix?", but I really wanted to make sure and base it on fact.  Of course, beeing a realtor in the Phoenix market since 2004, I have had a pretty good idea of when the market is busier.  Yet, I wanted to really drill down and decode the market to see if there really is a "best" time to sell the home.  The article looks at a couple of different areas of the market and analysis the data going back 5 years in each situation.  Each section considered are:

1.  Market activity - number of sales

2.  Home sale prices

3.  Average list to sale prices

In looking at the above information, one really can drill down and see the real estate market activity for the Phoenix area.  It helps establish if there are hotter times in the market, a time when one can sell for more vs. another time of the year, or even if homes tend to sale above asking price at different times of the year.
