Almost as well known as “Location! Location! Location!”, home staging has become a go-to standard for sellers to better market their properties. A large number of real estate agents see staging as providing a positive impact in the time it takes to sell a listing. Staging can also help improve potential offers from buyers interested in your property. When it comes down to it, staging is one marketing strategy worth looking into. This idea is supported readily in the National Association of Realtors® (NAR) 2017 Profile of Home Staging.

Each year the NAR surveys selling and buying agents across the country to find out what works and what doesn’t when it comes to marketing homes. This year’s Profile on Home Staging highlights the value which can come from taking some time to help buyers envision themselves in your own home.

When you set the stage, you remove your personal photos and collectables, take out excess furniture, open up storage space and give your home a good deep-cleaning. From there you can stage a couple of lifestyle scenes, such as dinner for four, a resort style master bedroom, or set the scene to entertain in the living room. These staging ideas are what can help potential buyers envision how they would live within a home, they spark the imagination, investing a personal idea towards a new space.

The proof of staging is in the statistical results. According to the 2017 Profile of Home Staging, 77% of buyer agents said staging made it easier for their clients to see a house as their own future home. 49% of these buyer agents stated that staging, or lack thereof, had an impact on what their clients thought about a home when viewing it. On the seller side, 38% of seller agents won’t begin marketing a listing without staging it first, and 39% reported quicker selling times for clients with staged homes.

There were also key rooms which had greater impact on attracting potential buyers and increase the success of a home sale. Most notably, the 2017 Profile of Home Staging shows that buyers want to envision themselves in the kitchen, living room and master bedroom. Overall the best room to stage is the living room, with 83% of seller agents and 55% of buyer agents seeing this as the top place to stage.

The trend in staging homes to sell is here to stay.
