A picture is worth a thousand words but when it comes to a home listing, there are certain things that a home buyer can't see - they need to read about it. That's why it's important to have a perfectly crafted listing add to help capture buyers and entice them to take a good hard look at your beautiful home.  Here are 6 tips on how to write the most effective listing add ever for your house.

1. Highlight Storage Space. A great selling point for any and every house is storage space. If you have expanded closet spaces, added shelves or storage units, etc. be sure to list it in your home description. Buyers may be moving from an apartment or condo so even mentioning your garage space could be enough to spark some interested parties.

2. Mention Neighborhood Perks.
 People are looking for a good location and will pay more for a home if it’s near important amenities. Neighborhood perks to include: parks, freeways, great stores or restaurants nearby, public library, etc. The first sentence or two of your add should include this type of neighborhood information. Buyers are going to read dozens and dozens of adds about 3 bedroom 2 bath houses, you want the first thing they read in your add to stand out and give them unique information about your home.

3. Pick The Right Price. The price should be the first thing in your add and it’s the #1 indicator of whether or not a buyer will continue reading. Consider allowing buyers to text you as well. Today 81% of cell phone users text. It’s quicker and easier than email and can give you a leg up on the competition.

5. Include A Call To Action.
 Here’s a little marketing lesson for you. Any good advertisement ends with a call to action – a persuasive line or two that entices the consumer to take action and buy, click, download or perform some action that the advertiser wants. End your listing add on a good note by adding a call to action, just something simple like, “Give us a call to schedule your appointment to view the property.”
