Check up on the neighbourhood
You might know the area well already but if you don’t, hunt out information about the local area. You can find a wealth of information about crime levels, environmental issues, developments, local amenities and transport links to name a few. Just because you’ve found the perfect house, doesn’t’ mean you’ve found the perfect area.
Compare to other properties
Scrutinise the property listing so you know how long it’s been on the market and how it compares to similar properties up for sale. A property that's been listed for a long time can give you the opportunity to negotiate on the price. It could also be a warning – why is the property still on the market and why hasn’t it sold yet?

Check out the area, at different times
Getting an idea of what the area is like at different times of the day is important.
Do you feel safe walking at night or letting the kids play? How is the traffic at different times of the day?
How’s your commute?
Speaking of traffic, most of us have a commute of some sort whether it’s to the office or getting the children out on the school run – or both. Check the routes and make sure it’s not going to cause you major problems with your day-to-day routine, it could be more stress than it’s worth.
Book an inspection
Having a professional inspect the house is a great way to give you peace of mind you’re making the right decision. Using an approved building inspector, you can get a report on the condition of the house – as well as the challenges you might come up against if you make the purchase.

Visit the house, then visit it again
You might love that house the first time round but it’s always worth having a second look. Make sure what you saw the first time is still as appealing the next time you visit it. If you're still not sure after the second visit, take a break and book a third viewing. It's better to take your time over the decision rather than rush and regret later.
