A short sale allows you to sell your home, eliminate the possibility of a foreclosure, and satisfy your mortgage at the same time!

Not everyone in my field of real estate has been duly trained to understand the short sale process. This is the reason why I’m reaching out to you so you can find answers to your questions and to help you understand why a short sale is always a better option than a foreclosure.

My name is Nancy Braun and I’m your designated Certified Short Sale Seller (CSSS) in Charlotte, NC. I’m bringing you our specific step by step process, which will not only educate and help you make the right decisions but will also guarantee a fresh start for you that is mortgage-free.

Bank of America says the best way to avoid foreclosure and your property being auctioned off is through a short sale!

Short Sales in Charlotte, NC  are not everyone’s cup of tea. With everything that Advance Mortgage Education has taught me plus my experience in the real estate industry for more than two decades, I’m extremely confident that we can skip the frustrating parts and jump straight to the revolutionary steps of the short sale process.

This is unique in each state, but the steps generally include:

  1. Demonstrate financial hardship and provide documents
  2. Contact a REALTORⓇ
  3. Settle with a lender then sell your property

Demonstrate financial hardship and provide documents. Once you have identified that you’re behind on your mortgage or you can no longer continue to pay due to illness or job change, you will need to demonstrate financial hardship by showing documents to your lender. Your lender or the bank will need to see financial records and why the sale could not recoup the mortgage with a regular sale.

Some of these primary documents are:

  • Authorization to release information
  • Your financial statement
  • Listing contract
  • Purchase and sale agreement
  • Your last two pay stubs
  • Two months of bank statements
  • Two most recent tax returns
  • Comparative Market Analysis (CMA) of value
  • Your personal hardship letter

Bear in mind that some lenders may demand additional documents but I normally call them ahead of time to get the list of complete requirements before submitting the complete short sale package.

Contact a REALTORⓇ. You will need a Certified Short Sale Seller like myself to deal with the complexity of this transaction. I can verify if you make a good candidate for a short sale. Through your letter of authorization, I can contact your lender on your behalf, list your house at the low end of fair market value.

Settle with a lender then sell your property. My team and I sell homes 24% faster than the average agent.  I have no doubt that we can accomplish  the same thing with short sales.

I will be there as your lender completes the appraisal and will monitor your loan status until closing. This can be a slow process, as the average turnaround time for approval or denial is 40-60 days. In some cases, it may take longer.

I would love to be there for you as we review the terms from each lender that sends an approval letter and together we can decide the settlement.

We’ll make this a positive and an unforgettable selling experience

Call me, Nancy Braun, at 704-997-3794! I will be helping you sell your home in Charlotte, NC.

And if you’re a buyer reading this, as long as you’re willing to wait for third party approvals, short sales are definitely a steal!
