The questions start running through your mind the second you close the door on a set of potential buyers. Did they like your home? Are they going to make an offer? Will there be a second viewing? How serious are they about moving? Luckily, there are some telltale signs that will give you a pretty good idea of how likely you are to hear from a potential buyer again. Read on to find out exactly what you should be looking for.

1. They Ask Educated Questions

What kind of questions do your potential buyers ask? If they want details about things like local schools, community events, and things to do in the area, there’s a good chance they’re seriously imagining themselves living in your house. Basic questions which don’t dig deep might be a sign that your viewers are simply trying to be polite, but aren’t that keen to purchase. If it seems like your potential buyers have done their research and are asking in-depth questions, there’s a good chance you’ll get an offer.

2. They Arrange a Second Viewing

Most people don’t buy a house after a single viewing, so when potential buyers arrange to visit your property a second or third time, that’s a really good sign. They might return with extra family members, or to get details that they didn’t pick up on the first time. If a potential purchaser makes the effort to bring their kids to look at the house, there’s a really high chance they’re interested in buying.

3. They Talk About Possible Renovations

Did your last viewer ask questions about planning permission, the structure of the house, or other details relating to future renovations? If they’re already planning how to improve your house and put their own stamp on the place, it’s highly likely that they’re planning to make you an offer. Be sure to have all the relevant information ready, or you could dissuade buyers who have their hearts set on renovation.

4. They’ve Been Looking for a While

If potential buyers mention that they’re been searching for a long time, there’s a good chance they’re starting to get desperate. Even if your home doesn’t tick all their boxes, they may well be willing to compromise and put in an offer anyway. If potential buyers have already sold their own home, they’ll be anxious to secure their next place as soon as possible - which is great for you. Just be wary of buyers offering way below your asking price because the house isn’t exactly what they want.

5. They’re On Their Best Behavior

Most experienced agents can spot buyers who aren’t serious from a mile away. They might not pay proper attention while viewing the house, could make inappropriate jokes or comments about your decor, and might behave in a way that makes you wish they’d leave. Buyers who are seriously interested in your house will never act like this - they’ll be 100% on their best behavior, and won’t do anything to jeopardize their chances. If you’re wasting too much time on viewers who clearly aren’t serious about buying, it’s worth asking your agent about the steps they take to find qualified leads. If their process doesn’t seem to be working, it might be time to look for a new agent.

6. They Offer Close to the Asking Price

When someone falls in love with your home, they don’t want to risk rejection by offering way below your asking price. If a potential buyer offers you the full asking price or an amount that’s very close, you can be certain that they’re deadly serious about buying your home. Lowball offers are generally a waste of everyone’s time, and a sign that buyers aren’t that fussed about your property.
