Searching for an experienced homebuilder is one of the most common initial steps that people take when preparing to build a new home. Through the builder’s experience, you may feel comfortable making the assumption that your builder will have the knowledge and capabilities to handle almost any situation that may develop. However, there are a few more unusual situations that may throw off even the most experienced builders.

Soil Instability

A builder may be justified making the assumption that the ground is solid and stable, but this is not always the case. Fissures, air pockets and other features may be located just below the surface, and they can result in instability during the building process. Soil grouting is one way that a builder may improve the stability of the soil that it is suitable for the home construction process. Engineers may be required to confirm that the land is stable.

Wildlife

Regardless of whether you are building a home out in the country or in an urban or suburban area, wildlife may become a concern. During the demolition or excavation stage, the builder and his or her crew may notice that mammals, reptiles or even insects have a nest in the area. The critters may need to be removed for the safety of the workers or for environmental reasons. Professionals may need to be called in to remove the wildlife before the construction work can be completed. An alternative to this is the discovery of a burial site or archaeological remnants in the soil.

Unusual Building Materials

Many people are taking creative approaches when designing and building a home. For example, they may decide to use durable plastics, industrial sheet metal or any other building materials that are not common in residential structures. Because builders and their crew may not have experience working with these materials, they may need to educate themselves about their use or even outsource some of the work to professionals who specialize in the use of unique materials. Creative layouts or building designs are a variation of this.

Hiring an experienced builder is essential for a smooth, hassle-free experience, but there are no guarantees. There are many situations that may arise that even experienced builders may be unfamiliar with. While you want to find a savvy builder, it may also be wise to hire an individual or company that has experience dealing with unusual experiences and a track record for completing projects on time regardless of situations that may arise.
