3.  Renters  Has your property been a rental home?  Are the homes surrounding yours rental properties?  Often, renters do not maintain a home as an owner would, and this can decrease the value of your home.
 
4.  Major Upgrades  Buyers don’t want to pay for major unnecessary upgrades to a home.  If you have recently upgraded your plumbing, replaced your roof, or installed a pool, it’s wise not to count on that increasing the value of your home.  If the upgrade is necessary (i.e., a 40-year-old failing roof), it’s important to do it, but if a thorough repair can be made instead, that is your best route to get the most out of your home’s sale.
 
5.  Fencing  The largest buyer-pool consists of families with children and pets, and they want a safe, enclosed place for both to play.  If your home does not have a fenced-in backyard, consider installing one prior to listing.  Or, if your fence is in disrepair, this is the time to have it fixed or re-stained.
