Why FSBO sites are a complete waste of money for sellers.

The goal of marketing real estate is exposure. When sellers list on a FSBO site they are limiting themselves. In order for a FSBO site to gain traction (tons of users) they would need to spend millions on radio and television ads. It takes a lot of commercial repetition to brand and FSBO sites dont have the revenue or funding to spend millions on ad buys.  During 2002-2005 a few "By Owner" sites spent big money on branding but many of these sites are no longer what they once were. The lenders were the ones providing the funds for the site branding.

Marketing your home via MLS is the only way to market. You dont need to pay a full commission. If you are willing to pay 1%-2.5% you can get the extreme exposure that comes with listing on MLS. We provide this through out mls listing services in Massachusetts and New Hampshire. When for sale by owners need to they often reach out to us about our mls entry only listing programs. We put homes on the Massachusetts (MLSPIN) and New Hampshire (NEREN) MLS for a flat fee so sellers can save money. They don't all sell for a varity of reasons but every home listed on MLS gets extreme exposure. Check out instamls.com and Hillman Real Estate.

Been in this game a very long time. Have sold landmark properties around the city of Boston. Also, dabble in residential to keep sharp and knowledgeable. My biggest assets are my instincts and ability to negotiate so my clients are put in the best position to succeed.  I was trained by the best and there's not much that I haven't seen.
