You want to sell your home, but you don’t know what it is worth. Every real estate website provides you with a different value for your home leaving you uncertain about the home’s value. Some sites even have the wrong bed and bath count! You don’t want to pay $500-$700 for an appraisal just to find out the home is worth less than you expected. What is the best way to get a FREE and ACCURATE market analysis? Call a local Realtor. When you contact a Realtor, here is what you can expect to happen:

Provide Accurate Details About the Home
During the initial phone conversation, the Realtor will need some information. You will need to provide them with the bed/bath count, sqft of the home, recent repairs, upgrades and unique features. This information enhances the Realtor’s ability to research homes in your area that have recently sold.

Schedule an Appointment to Show the Home
To provide an accurate value, the Realtor will need to see the home physically. Most people resist showing their home to a Realtor, but there is no reason to be concerned. The typical residential home takes no longer than fifteen minutes to evaluate. While the Realtor is there, he will determine the condition of the house, so he can accurately compare the property to other homes that have sold in the area.

Look at the Comparable Sales
The Realtor will then provide you with a list of comparable sales. These sold homes are similar to your home. The houses on the list will NOT be exactly like your home. How could they be? They all have different people with different styles and tastes living in them. One home may be slightly larger, and another may be newer. If the sq ft, bed, bath, neighborhood, age and lot size are similar, that is a good indicator the home is comparable to yours. Based on the relative sales, the Realtor can give you a very accurate value.
