Prepare Your Dwelling for Rent: Useful Tips

Providing residential real estate for rent is a source of additional income for many people. Apartments for rent are in great demand—this applies to both the long-term rent of economy-class apartments and the rent of luxury apartments. But, as the practice of recent years shows, tenants have become more demanding about living conditions and do not want to overpay for just a roof over their heads.

At the same time, not all potential owners know that the cost of renting a well-prepared apartment is 20-30% higher than the cost of the same apartment without any preparation. So, you can make use of the Airbnb rental property management service after having made the necessary preparations. Since the rental value of real estate depends, first of all, on its class, the rules for the preparation of housing of different categories will differ.

Business and elite class

Despite the downturn in the economy, long-term rent of elite and business-class apartments in the real estate market is in stable demand. Tenants of real estate of a similar level are not only solvent but also very demanding of comfort, which should correspond to the declared housing class. Therefore, to get a favorable rental rate, which is inflated, but commercially justified—the lessor should not rush but better prepare carefully for this event. For this:

  • If the apartment already has high-quality repairs, then it should be refreshed: invite specialists for repainting and minor repairs. If an apartment is outdated, you will have to invest in it. It is recommended to resort to the help of a designer who will be able to develop a project adapted for renting out an apartment. The interior should have light colors dominating, high-quality finishing materials, and natural textures. Everything can be unique: from planning to lighting.
  • It is worth taking care of the high-tech equipment of the apartment: air conditioning, alarm, and autonomous heating systems are mandatory. An attractive solution can be installing an intelligent smart home system, which will provide both first-class comfort and safety in emergencies, as well as significant savings in utility costs.
  • An elite-class apartment should be equipped with luxury household appliances, starting with a dishwasher and ending with a home cinema. Particular attention should be paid to the equipment in bathrooms. At least two bathrooms, a shower cabin, and a jacuzzi should be installed.
  • As for the furniture, opinions differ here. Some recommend furnishing the apartment with modern furniture in neutral tones made of natural materials. Others claim that wealthy tenants bring their own furniture into rented apartments. In any case, the kitchen must be fully equipped with built-in appliances and furniture, and the rooms can be furnished minimally.
  • The final touch before renting out an apartment should be its cleaning. The flat should meet the potential tenant clean and fresh. For this, you should use quality cleaning services.

The preparation of a business or elite-class apartment will undoubtedly be profitable: the cost of renting an elite apartment will increase by at least 15%, while the preparation costs will pay off within a year.

Economy class

Renting economy-class apartments remains the most popular. Inexpensive housing is popular among students and most tourists. However, the question arises for the owner: how to rent such an apartment as profitably as possible? So, for this, you need:

  1. 1. Clean the space as much as possible: Get rid of accumulated junk and compactly pack personal belongings in a separate place (balcony, storeroom). Ideally—take them out of the apartment.
  2. 2. Make some repairs: Change wallpapers, refresh the ceiling and floor, and lay tiles in the bathroom. Preference should be given to a soft pastel color without a large pattern.
  3. 3. Install functional furniture in the apartment. Do not clutter the space with old furniture. If it is not possible to buy new furniture, then the best solution would be to rent an unfurnished apartment.
  4. 4. Check the serviceability of apartment communications (taps, sewage drains, sockets, electrical wiring, heating batteries, etc.), and if necessary, replace them.
  5. 5. Domestically equip the living space: The necessary minimum is a kitchen stove, a refrigerator, an automatic washing machine, and a TV.
  6. 6. Order professional cleaning: wash windows, lamps, curtains, etc.
  7. 7. Take professional pictures of an apartment before uploading them.

Of course, such preparation will require financial costs on the part of the owner, but they should be considered investments in the object of future passive income. As a rule, a small repair of an economy-class apartment and the purchase of those pieces of furniture and appliances will pay off in two or three months of renting an apartment.
