Redmond, Oregon Attracts Outdoor-loving Homebuyers

Redmond, Oregon Realtors report booming sales, due largely to the town's proximity to local outdoor attractions such as the Cascade Mountains and several nearby lakes.

"Redmond sits at the western edge of Oregon's high desert, just four miles from the Deschutes River, a half-hour drive from the Cascade Mountains and within minutes of several lakes," explains Realtor Rad Dyer . "This high desert community rests on a flat plateau at an elevation of 3,077 feet above sea level. The climate is semi-arid with a mean annual precipitation of only 8.64 inches. There is a high percentage of sunny days throughout the year, with four distinct seasons, each bringing a refreshingly different weather pattern. Redmond is often referred to as the hub of Central Oregon because it can be easily accessed from all the major highways and railroads that serve Central Oregon and it's the location for the regional airport with service from Seattle, Portland, and San Francisco."

Dyer continues, "Redmond additionally benefits from a large commercial and industrial land base, making the area an attractive investment opportunity on many fronts. The Redmond area has ranked as one of the fastest-growing communities in Oregon for many years. In 2000, the average Redmond home price was $124,696 which by 2004 had increased to $182,759. By contrast Redmond land/lot sales in 2000 averaged $43,093 and by 2004 had increased to $79,769. Redmond land and housing prices remain affordable with good inventories of new and existing homes. The market has been strong with good properties moving quickly. Redmond was the fastest growing city in Oregon for the year 2004. Several nearby destination resort properties including Eagle Crest, Brasada Ranch, and Pronghorn are attracting many upscale buyers paying big money to enjoy outstanding golf courses and other private amenities.

Says Realtor Michael Sarno , "Redmond is a small older town that has boomed in the last five years with new subdivisions and custom-built homes. Redmond is very unique in where its sits geographically in Central Oregon, its just fifteen minutes from Bend, Sisters, Powell Butte, and Prineville."

He says, "Prices have really gone up in the last couple of years. A house that sold for $110,000 two years ago is now selling at $135,000-145,000. Acreage properties have also gone up considerably. Stick-built homes on small acreage are hard to find under $200,000. Manufactured homes on land are priced between $125,000 and $225,000, but sometimes are very difficult to finance depending on age and condition."

"Close to world class mountain climbing, skiing, mountain views, and a growing economy," says Realtor Mark E. Rieger , "Redmond is located only fourteen miles north of Bend. It has been the fastest-growing city in the state of Oregon two out of the last three years."

Rieger says, "Outdoor enthusiasts flock to Redmond for the many recreational opportunities. Smith Rock State Park is located just north of Redmond, and offers world-class mountain climbing for both the neophyte and the experienced climber. There are also seven miles of hiking trails that follow the Crooked River, winding up the canyon walls to the top of the ridges. Fishing, skiing, golf, and camping are just a few of the "top priorities" of many of the residents who live in the Redmond area. The elevation of Redmond is around 3,020 feet."
