Kansas City, Missouri is moving into a buyer's market, with sellers slow to comprehend what's happening, say local Realtors, but a stronger business core may reverse the trend.
"The market has changed - lower prices, and buyers are writing way below list," observes Realtor Brandy Carmen . "Sellers are slow to catch on to the change. Buyers are still paying for updated, clean good listings. Buyers still do not want to do any work at all, must be move-in ready to maximize price."
"The South KC I-435 Corridor is one of the more attractive areas of Jackson County," says Realtor Fred Armantrout . "It stretches from about 75th street south to the county line. Most of the area is served by the Central School District and a number of available private schools. The area provides easy access to all portions of KC with The Plaza shopping district to the North, Johnson County KS to the West, and access to everywhere via the I-435 corridor. There are a wide range of homes available including starter, first-time buyer, empty nest homes, upscale living, and even some country living with some nice views of the city."
Say Realtors Michael and Michelle Harmelink , "Kansas City is one of the largest cities in the midwest. It is home to many professional sports teams and cultural destinations. Kansas City is known for its jazz, fountains and BBQ. It is the home of the Plaza, the oldest shopping center in the country.
About the market, the Harmelinks say, "Kansas City is an attractive destination for real estate. There is significant growth in the urban core of the city as many companies have undertaken development and housing construction projects to appeal to the younger, professional home buyer. There are also many established neighborhoods with distinctive homes and large, wooded lots. With the new Sprint Center planned downtown as well as new corporate construction Kansas City is gaining more momentum in the real estate market."
