It’s been a long winter and even springtime hasn’t been as warm as it could have been. But finally, there are signs that summer is right around the corner. It’s time to throw open the windows, sweep off the deck or patio, uncover lawn furniture and pools, and start taking on yard work as if it were a part-time job. The joys of summer are upon us.

Recently, there has been a huge trend in outdoor living. Sure, it seems like a no-brainer in warm climates, but for those of us who live in regions of the country that see a lot of cold weather, the nicer months of the year are something to really be enjoyed. Your back yard living space can be simple or it can be extravagant. It can be anything you want it to be, and the good news is that if you have a lovely outdoor living space, it will show well if you are selling your home in the coming months.

Here are a few areas to consider when you’re crafting the outdoor living space that is just right for you.

Living Space

You can easily transform an existing patio or deck into an outdoor living space with a savvy choice of sturdy furniture that can stand against the elements – coupled with some inviting décor. Your design can be as simple as a few waterproof cushions on an outdoor bench or as elaborate as a covered living area with sofas and chairs that can withstand temperature differentials and humidity. Whether you opt for a simple umbrella or a pergola, some sort of coverage is handy for moments when the weather turns.

Appliances

It’s not just about a grill anymore. Increasingly, homeowners are turning to outdoor refrigerators, stoves, and even dishwashers and wine refrigerators. If that sounds too over-the-top for your taste, do what works with your budget and lifestyle. But for the new generation of foodies, outdoor kitchens are all the rage. A sturdy dining set coupled with a reliable grill (and maybe a fire pit for the requisite marshmallow roasting) is enough for most families to make the outdoors home.

Ambiance

If you’re going to spend time outdoors in the summer, it’s likely you’re going to want to stay out after dark. Good lighting can set the mood for a mellow summer evening. Consider your options. You can string lights, hang lanterns, or put out candles (citronella helps guard against mosquitoes). Building a fire also drives away bugs, and there are beautiful options for fire pits and back yard stoves. If you don’t like that “campfire” smell, consider investing in a heater instead.

Living outdoors is good for the body and soul if you have a few fixes in place to do it your way. And if you’re thinking of selling your home this summer, making your outdoor space as accessible and enticing as possible will be a huge boon in attracting buyers. Think of it this way: you’re essentially selling your back yard as an extra room.
