Whether you are a real estate agent or have at least once looked for a house, you should be well acquainted with this scenario: you have seen the photos online, and the house seems to be exactly what you are looking for; you are eager to see it, but as you enter it, you realize that something is very wrong. Either it is too dark, too stuffy (or even moist), or simply not well kept –the complete opposite of how you imagined it to be, and what it looked like on the photos. To make things worse, you can tell the house has a real potential, but you simply cannot get over the atmosphere and vibe it’s giving you.

A stuffy house will not evoke any positive feelings towards it. On top of that add a hot climate and you’ve just brought your clients into a death trap. Immediately they will start asking themselves whether there is something wrong with the place and whether this is the kind of air they are destined to be breathing for the foreseeable future. Assuming you have come earlier to prepare everything (as you should), ventilate the are and make sure it smells fresh by spraying a little air freshener into the corners.

This should go without saying, yet you wouldn't believe how many clients are reporting witnessing a house they were really looking forward to seeing in complete mess. Always keep it clean, after all you want your clients to feel as if they are the first to set the foot into the place.

 

Keep It Well-Lighted

 

A well-lighted place is essential when dealing with potential buyers. Not only do they absolutely need to be able to see and spot possible imperfections in order to have the clearest idea of what they are buying, but it will also contribute to the atmosphere of the place. Nowadays agents tend to bring a few lamps of their own in order to further light up the place. Try it out in one house and see how clients will react.

 

Decorate

 

While we are on the topic of decoration, there are a few more things that you can do to present the house in a livelier manner. For one, bringing and lighting up some candles with project a certain feeling of intimacy. Another thing worth doing is perhaps installing a few fresh floral arrangements around the house, to make it even more vibrant and pleasing to the eye.

 

As you can see there are many possibilities and opportunities to make the most out of the house you are looking to sell. The key is to never go overboard and present the place in the wrong light. Not only will it make the clients unsatisfied in the long run, but it will also ruin your business reputation, so beware.
