Some homeowners will need to sell their home quickly, such as if they are relocating to take advantage of a great job opportunity. These homeowners unfortunately will have little to no time improving their home so that it is more appealing and valuable to a potential buyer. If you have a few weeks or months to prepare your home as well as a healthy home improvement budget available, you may be able to dramatically increase your home’s value. More than that, you can increase its appeal so that you attract more interested buyers who are willing to pay top dollar for your home. It is wise to develop a thoughtful renovation plan for your home before you get started, and you may consider focusing your attention on these points as you create a plan.

Dress Up Your Curb Appeal

At first glance, landscaping may not seem like a big deal to the value of your home. After all, a new owner can easily spend a few weekends improving the landscaping on his or her own. However, many buyers will initially decide whether or not to tour your home by browsing through online photos, and the front exterior is often the first picture seen. If this picture is not appealing, there is a good chance that the buyer may never click through other photos or schedule a tour. When buyers do arrive at your home, the curb appeal will set the stage for the rest of the home. It will create a tone for the viewing, and how well maintained the yard is is often an indicator of how well maintained the interior of the home is. If your curb appeal is less than desirable, spend time sprucing up the lawn, beds and other features.

Focus on the Kitchen

Many real estate experts will tell you that the two main rooms of the home that sell homes are the kitchen and the master bathroom. The kitchen is undeniably a prime focus of any home tour. While some buyers want a fixer upper so that they can create their own kitchen in the space, many prefer the space to be already well-designed and gorgeous. With this in mind, consider if your kitchen needs to be partially or completed renovated. If you choose stylish materials, you may be able to recoup most of the funds or even more than the amount you invest into this project.

Pay Attention to the Bathroom

The master bathroom is a prime area of concern as well, but the secondary bathrooms should also not be overlooked. In some cases, simply replacing the flooring and back-splash, replacing the hardware and painting the cabinets will result in considerably improved results. The master bathroom, however, may need a more luxurious or upscale feel, so more effort may be required in this room.

Bring Light into the Home

Lighting is a critical component in any home. In many cases, a darkened home may appear to be unhappy or unpleasant, and it can even be off-putting to buyers who are touring the home. On the other hand, a bright, well-lit home can appear to be happy, welcoming and pleasant. Consider the amount of natural lighting in the home. In some cases, simply replacing the back door with glass doors can add a tremendous amount of light to an otherwise dark room. You can also update light fixtures to improve the style and lighting in the space. Focus your attention on the intensity of the light, and consider adding dimmer switches to the dining room, living room and bedroom.

Each home is unique, and each homeowner has a limited amount of funds to work with. It is wise to request advice from a real estate agent about the priorities of different projects you are considering. Your agent can assist you in stretching your budget so that you recoup more of the money when you sell the home.
