There are two aspects to home improvement — stuff you want to do, and the stuff you must do. If money is limited, it's smart to choose necessary improvements over aesthetic renovations. Fixing serious issues early on will save you more money in the long run and can prevent serious damage to your home.

Although these projects may seem costly now, look at it as an investment in your home's future. After all, cutting corners in maintenance tends to come back to bite homeowners when it comes time to put a home on the market.

Here are a few examples of home improvement projects that are worth spending a little extra on now in order to save money in the long-term.

Electrical Work

If you're not an electrician, messing with wires and outlets can be extremely dangerous. But, electrical wiring problems pose a fire hazard, so it's best not wait to fix issues. Most electrical work renovations are complicated and are better left to the professionals. 

Hire a licensed electrician to inspect your wiring if you experience flickering lights, fixtures or light switches that are warm to the touch or non functioning outlets. Hiring a contractor is a little costly, but it's much easier and cheaper than rebuilding from the ashes of an electrical fire. 

Plumbing

Dealing with water issues may not be as dangerous as electrical problems, but poor plumbing is still means for concern. Leaky, broken and clogged pipes can result in flooding, water damage, mold, and even sewage backup. These are all very costly to fix and can pose serious health risks. 

This is not something you want to DIY. Hire a well-trained plumber who comes highly recommended. And don't replace leaky equipment with the cheapest fixtures and piping. Doing so will only create more issues for you down the road.

Tub and Shower

A tube of caulk costs only a few dollars and you don't have to be an expert to use one. Filling in the seams around fixtures and shower stiles will help prevent mold and rot. Taking preventative measures now can protect your family's health and save money. 

Black mold produces allergens that can cause respiratory infections, nausea, vomiting, asthma attacks and skin rashes. And, if you try to remove a large infestation, it could release spores that travel through the air and can create even bigger health issues. Not to mention, replacing mold-covered drywall and bathroom tile can cost thousands. So, it's important to put in the effort now to save yourself a huge future headache. 

Gutters and Roofing

Your roof and gutters are your main defense against water damage, so keeping them in good condition should be a top priority. Incorrectly placed gutters or too few downspouts can lead to standing water on your roof or lawn, insect infestations and damage to siding or the foundation of your home. 

All of these are extremely expensive to fix, so it's best to invest in a proper roof and drainage system before troubles arise. Choose a high-quality gutter system to ensure you are getting the biggest bang for your buck. Less costly options tend to be made of low quality materials and can leave you replacing roofs and gutters more often.

Windows and Doors

Small cracks around door and windows can can suck out the air inside your home and cause drafts in the winter, increasing your already expensive energy bills. Grab your leftover caulk and seal the leaks or buy weather stripping to prevent chills in the winter. A can of spray insulating foam may be useful for larger gaps.

This may seem like an added budget expense, but investing in sealing cracks now can save you hundreds on your monthly bills.

Home renovations can be costly, so it's important to determine which ones are really worth the money. Consider whether there are safety risks involved and whether the upgrade actually improves function or simply adds to the aesthetic.
