95% of all active REALTORS frequently encounter situations when a Buyer's Home Inspection Report has "flagged" the aging condition of asphalt roofing singles which lose their flxibility as their oil content dries out. The result is that the material becomes dry, brittle, incapable of expansion and contraction and suseptible to cracking. Most property insurance carriers will NOT cover roofing claims due to wind and rain damage if the asphalt shingles are more than 15-years old. The reality is that those popular 3-tab shingles have a practical life-span of around 10-12 years depending on their exposure to heat and UV radiation. Many pre-2005 architctural shingles will also be candidate for replacement. Don't forget that the leading and side edges of an old and dried-out shingle tend to warp = the opportunity for being ripped-offf the roof in a high wind. Also the strong possibility of water penetrating to the substrate and potetially causing interioe leaking.
Today, the cost range of replacing an asphalt shingled roof is anywhere between $300 and $450 per "square". On a house of around 2,000 sq.ft expect around 24 - 26 squares = a replacement cost range between $7,200 and $11,700. In many cases, the resulting "Price Shock" causes intense price negotiation. Maybe the Seller is not willing to handle the cost or is unwilling to accept a significant price reduction. Resulting likely to be Buyer walk-away.
THE GOOD NEWS IS THAT THERE IS AN INCREDIBLY COST-EFFECTIVE ANSWER THAT WILL RESTORE THOSE EXISTING ASPHALT ROOFING SHINGLES TO A POINT WHERE THEIR USEFUL SERVICE LIFE IS EXTENDED BY 5-YEARS AT A COST THAT IS 70% LESS THAN THE COST OF A REPLACEMENT ROOF.
