There's two main places you can find new clients online by connecting with them 1 on 1. Instagram and LinkedIn. Both are extremely valuable tools, both have their pros and cons. The key any platform is building real relationships with no selling involved. I'll teach you how.
Before you start engaging, it's important that you have an interesting profile. If all your posts are just homes for sale, no one is going to care. People want to see your perspective on life, real estate and your hobbies. Have an engaging Instagram or LinkedIn is a must.
An example of how to be engaging would be, going on a holiday vacation and posting updates. While you're on that vacation, check out a house for sale and walk your followers through it as well. Let them see the real estate flyers, show the difference between your state and wherever you went for vacation. Things like this is fun for everyone.
But how do you get new people into your funnel? That's what this post is really about.
One of the biggest benefits to Realtors is that Instagram has your local city on a hashtag. People from all over your city posting showing you exactly that they are from there. This is like going to a party to network that is always going. Your job is to engage with them and become fans of them. Your goal isn't to sell here.
How you do that is simple, if you see someone posting some fitness pictures in your city - cheer them on! If you see someone going to an event you've been to before, tell them what to expect! Do you see the trend here? You're actually trying to be helpful.
Your Instagram itself is what will do the selling. The goal of these 1 on 1 engagements is to become friends with as many people as possible, so they will follow you and want to work with you. It's not to spam their comments and hope they need to buy a home. You're playing the long term game.
The best thing about this strategy is that it's easy to test. Try it for 1 hour a day over a week. The cost is pretty low, it's fun to do. And when it works, you'll end up with a new listing for zero marketing dollars.
It's a great way for new agents to start off or agents with no marketing budget. Networking is as old as time and still works today.
The strategy here is the same as the Instagram one above. There's a little variation in technique, you're going to be commenting on peoples updates. Congratulating them on new jobs, new accomplishments and just being a cheer leader overall.
The new internet age has allowed us to scale 1 on 1 engagement that we used to have to go to partys for, but in todays age - you can do it faster, online and find people that want to network with you a lot faster.
Spend time engaging 1 on 1 with people like you would at a networking event. It's worth it and the people that do, are embracing the new age.
