Avoid Fixing These Things [Less Work More Profit]

Are we liking the idea of less work and more profit?

If you fix the wrong things you will work more and make less money.

See the difference?

Lets dive into the repairs that cost more than they are worth. These are the upgrades you must avoid.

Ignore Vanity Fixes

Like it or not, we all care about what people think. We don’t want people to think we live in a run down shack. Because of this we are tempted to upgrade things they don’t add value.

These are often on our “honey do” list. Maybe the kitchen faucet is a bit leaky. Perhaps there is a scuff on the wall. Do not fix these things just because they are on the list of repairs you think you should make. It is common for us to sink money into the repairs and not get it back.

Don’t Fix Cosmetic Issues

Repairing normal wear and tear will cost more than you get back. “Minor cracks in kitchen tiles or small marks on the wood floor are items not to repair when selling a house because you will not recoup your money” said Jennifer S, a home improvement expert and real estate investor from Denver, CO.

“The only time you should consider making these repairs is if you believe the house will be in danger of further damage. For example, if a pipe is leaking in the ceiling that would lead to drywall damage.”

Do Not Fix Small Electrical or Plumping Problems.

“You may believe you are adding value fixing a dripping faucet but you are not” stated Alex C, a Real Estate Expert in Philadelphia. “The unfortunate truth is that most repairs we make to our personal homes have a very poor return on investment. This can certainly be said for small electrical problems of plumbing issues.”

We all have leaky faucets or wobbly outlets. If it comes up on inspection so be it. But this is a repair you should not make when getting your house ready to sell.

More Repairs That Will Sink Your Profits

Here are some more things you should not fix when selling a house because they will sink your profits. That would be bad right?

When selling a house isn’t the idea that we make more money?

Cracks in the concrete

Minor cracks in a garden path must not be fixed. Tearing up a garden path and replacing it will costs thousands of dollars. The amount of money you recoup will be much smaller” said Andy K, a real estate professional and cash land buyer.

“Isn’t that what you fear? Spending a lot of money only to have it go down the toilet because your house isn’t worth anymore?”

The same can be said about fixing driveways. Do not fix them when selling a house. You will loose money.

Do not do a partial room upgrade when selling your house

Picture this. You have a nice bathroom but it has not been renovated since 1980. You decide to put in a brand new vanity. Do you think it will match the current aesthetics?

I hate to be the bearer of bad new but when we replace just one or two things in a room it will not add value. In-fact it may even detract from the property. That would be a terrible mistake.

Help Buyers Picture Possibilities

We all agree selling a house is stressful. So why not work less and profit more!

You can improve the chances of selling your house fast and for more profit with some simple staging strategies like:

  1. De-clutter
  2. De-personalize
  3. Deep clean
  4. Curb appeal
  5. Write a letter to potential buyers

These are free ways to sell your house fast and for top dollar.

A Better Option to Sell Your House

In todays real estate market it is more common for people to sell their homes without fixing anythingl. This is called selling as-is. “If you want to sell your house as-is you need to find a particular kind of buyer” said Shaun Martin, a Cash Home Buyer in Colorado. “Real estate investors buy houses without you having to fix anything at all. If you sell to us you don’t even have to clean!
