Open houses CAN be helpful
It can be helpful to have a highly visited open house. You would think that it can provide you with more people who are interested in buying your home. It is often a useful tactic for agent to get new clients. Open houses can often consist of the neighbors who are curious the pricing or people who stop on a whim as they drive by. That being said, Open houses can work. It largely depends on the location and price of the home. It also matters who quickly properties are selling in the market. If your area is growing quickly and the demand is incredibly high, open houses may not make a huge difference because the need is there all the same. If the demand is lower than you may need to make more of a sales effort to persuade someone to buy.
It’s not always what’s inside that matters
Renovations don’t often actually increase the value of your home- assuming that the style fits with the buyers taste and style. They are still going off the value that appraiser assigns the home. There are some things you can do to increase your home’s value, but many people are misguided in thinking that if they install a pool in the backyard than their home will have a $10,000 hike in value. That is not very realistic and will probably result in the seller spending money on a home they are soon leaving. Things that most impact the value of your home include how close it is to things like schools, public transportation, stores. It also matters how valuable the homes in the surrounding area is as well.
Location, Location, Location.
Having something like a remodeled kitchen is nice but if you live in New York where most people eat out anyway, that may not be appealing. Some homes may be exactly what the buyer is looking for but the neighborhood or the city may not be. This is something you need to consider. Even the most beautiful dream house may not be quite a dream if it is in northern Alaska. It is important to see how expensive it is to live in your area versus other surrounding areas.
