Best Golden Visa Programs in Europe 2026

Among all EU countries offering residency through property purchase, Greece, Malta, and Latvia are the most popular ones. Latvia offers the cheapest Golden Visa in Europe when it comes to real estate investment: only €250,000 plus a 5% government fee.

After a recent overhaul of its Golden Visa program in September 2024, the Greek government came up with a zone-based pricing system. You must buy a single property measuring a minimum of 120 sq. meters for at least €800,000 in Athens, Thessaloniki, Mykonos, Santorini, or in any other islands with more than 3,100 inhabitants. For all other regions, the threshold is €400,000 with the same size requirement.

However, if you are instead going for commercial-to-residential property conversions and restoration of listed buildings anywhere in Greece, you will have to invest at least €250,000. On the other hand, you must buy a property in Malta worth at least €375,000 (or rent one for €14,000 annually for a minimum of five years) to be eligible for its Residency by Investment program.

More recently, Cyprus has emerged as a popular destination for Golden Visa applicants. You can obtain permanent residency in Cyprus by investing €300,000 (plus VAT) in real estate. The country can also rightfully brag about having the fastest golden visa program processing time (i.e., two to three months) in Europe.

Best Golden Visa Programs Outside Europe 2026

United Arab Emirates (UAE) and Türkiye are the leading contenders in becoming the most attractive residency by real estate investment option outside Europe in 2026.

A minimum investment of $200,000 in residential or commercial real estate can get you residency in Türkiye. If you increase the amount by another $100,000 (i.e., making the total $400,000), you can directly apply for Turkish citizenship, provided you hold the property for at least three years.

UAE, on the other hand, offers residency through property investment in a zero personal income tax environment. If you buy a property for AED 750,000 in designated freehold zones (primarily Dubai), you will qualify for a two-year renewable residence visa. If you can spend AED 2,000,000 to buy real estate anywhere in the country, you will be eligible for the 10-year Golden Visa instead.
