Well when selling there are already the estate agent fees to think about, the removal costs, the increase of house price (if upsizing) and general expenses to selling. £100 goes a surprisingly long way to improving your home, and with these points you will help to improve the look of your home and increase it's chances of selling.

For our 3rd place position when surveying local agents they said that the 3rd most common reason for homes not selling, or potential buyers turning properties down was because they could not see through the clutter in a home.

Lets think about this - If the potential buyers are upsizing, then they want to see there is lots of space and room for thier stuff. If this space is crowded and filled with your stuff, then that can put doubt in the buyer's mind that what they are moving into will be big enough. The easiest way to overcome this is a straightforward clear out. Be honest with yourself, do you need all these possessions, or can you box them away and put them into storage, at a friends or in the attic out of the way? Keeping the house clean and tidy goes a long way in giving a good impression to your buyer and shows them the full space available to them.

 

The decluttering will cost nothing other than your time and you can get storage in an external warehouse or dedicated unit for as little as £20 a month. This will get you something the size of a closet, but it’s a great way to offload your items and clear out some room in your home.

Sure, this one takes the most time, but if you have a dark or dated interior then one of the quickest and most effective ways of improving your interior is by re-decorating. All it needs to be is a white, magnolia or light grey and you can transform the darker or less inspiring rooms in your home for under £100. Just brightening up the hallway, kitchen or bathroom can have a huge impact on the potential buyer. The difference is that if they are struggling to see what your house could become, then it’s best to start the process, improve the paintwork, remove any dark colours and lighten the home.
