Everything You Need To Know About Investing In Malta

When it comes to reasons for investing in Malta, one wouldn’t know what to begin with. Despite being one of the smallest countries in the world and in Europe, Malta has one of the greatest densities in population due to the great number of foreign citizens moving here. While some of them come here thanks to the many residency programs Malta offers, most of them come here to start their own business. Malta is one of the Mediterranean’s most vibrant destinations, located just far enough from mainland Europe to provide a decent getaway, yet close enough to fly here in a couple of hours. It has also evolved into a thriving business hub and, as it enjoys a stable real estate market, the long-term prospects for capital growth here are excellent – as you’ll see in these reasons why buying property in Malta should be your next logical step.

Why Invest in Malta?

 Solid Investment

If you can name a couple countries in Europe where their real estate market has been hardly affected by the Global Financial Crisis, Malta is definitely one of them - and perhaps the only one. While other country’s real estate markets are still recovering, the Maltese real estate market corrected its pricing during that period by 5% to 10% (depending on the geographical area) and today it is one of the only European countries experiencing a consistent capital growth.

Affordability

Maltese property is still extremely affordable by European standards and prices have been seeing an above average increase in certain areas on the Islands. As mentioned by Karkanja.com, “Malta’s natural and historical wealth combined with its agreeable climate and hospitable nature has turned the archipelago into an all year round holiday destination. ” The increasing demand from foreign investment, together with a strong local real estate market, means that prices will continue to rise.

Return on Investment

Certain localities in Malta offer excellent, above-average return on investment, particularly for buyers who intend to rent out their property while they are away from Malta. Foreigners may rent properties that are bought within the Special Designated Areas and some areas can achieve a return on investment of between 4% – 6.5%.

Weather and Food

I don’t think that I have to mention the weather here but I must assume that they are typically Mediterranean, hot and dry summers, warm and sporadically wet autumns, and short, cool winters are very attractive to those that live in generally wet climates. Malta is adored by many because of the fact that Malta has beautiful beaches that are all a stone’s throw away from their home. Likewise, the culinary culture and entertainment areas are close enough to stay away from but also easily accessible. They also have pies filled with pasta.

Hospitality

It is good to know that Malta has a very high standard of hotels, which may eventually accommodate your friends that will want to come and visit you and it’s an important to mention that the Maltese people are very hospitable and that the Maltese people the English language amongst other languages fluently. The place is so small that everyone is on a first-name basis, and you will never be stranded, alone, or wanting for company. It's really one rock full of love.
