Selling a house is not an easy task. Your first thought might be, “Of course, what is easy nowadays?” But what we mean by saying the process of selling a house is not a snap of fingers, what we actually mean is that there are quite a few processes to undertake before selling. One of those processes is to make sure your house looks presentable enough to sell it.

There are services to specifically stage the houses for potential buyers to make them more appealing, for an additional cost, of course. But we’re not going to discuss that. What we are going to cover, in contrary, is how you can sell house fast without having to stage or repair anything.

The Status Quo

No one wants to buy a house that looks repelling, especially when the competition is very high with nicer looking properties. Hence, a common approach for a lot of buyers that don’t have the time to renovate after buying is to simply buy a house that is in good condition.

Unlucky for you, this means that if your house is in poor condition, your chances to sell faster and for top dollar are lower. Everyone wants a nice house. But not everyone has the times and the means to renovate entirely after they buy.

What Can You Do as the Seller?

Well, you have a few options here. Depending on how bad the situation is, you could, of course, do spend the time and means to fix your house to make it presentable. But let’s put this option aside for a while before we find a better fitting solution for your particular scenario.

As the seller, you have a couple of other, better, options to sell your house if it’s not in the greatest condition ever. You just need to know where exactly to look for that. A very important aspect here is to try and not overstress about your house’s condition.

Unless the condition of the house calls for safety issues, cosmetic fixes aren’t going to be as vital. If you spend a fortune on remodeling the entire property, who knows if the buyer will like it or not. Put a carpet, they’ll want a hardwood floor. So, if you are still going to make any changes, make those minor, like fixing a few holes, if any.

The point is to not go crazy over the condition of your house. If it’s livable, you can sell it. All you need to do is show its advantages and let them cover up for the interior faults. Fix the yard. Everyone likes a nice yard and we’ve seen buyers neglecting the interior because of the property’s nice outdoors. That is something every homeowner values.

The actual bottom line here is that if you have a limited budget to sell a house in bad condition - change the point of view. Work on the other selling points of the house to emphasize them.

How to Sell Your House

1. Sell house for cash. Seriously. More often than not, cash buyers:

• Take a lot less time to close the deal,

• Pay cash - faster and more convenient,

• Buy houses ‘as-is’ - no need for any remodeling works to be done.

This means that selling to a cash buyer spares you the worry of having to renovate and make major fixes to your house. This is one of the easiest and straightforward ways to sell your house fast.

2. Sell it to an independent house investor.

Independent house investors are ready to buy any house as they are. No fixes needed, no hassle with the market competition. Just make sure the person is reliable.

Selling your house this way guarantees a faster closing period and a pretty good deal - regardless of your house’s condition, age, size, etc.

Selling a house in relatively bad condition is not a reason for despair. You can still sell your house and get a good deal on it. The only thing you need to know is who to approach with that.
