5 Ways to Add Value to Your House before Selling It Off

Written by Posted On Saturday, 26 December 2015 07:41

If you’ve been thinking about selling your home, you must have somehow thought about letting it go at the minimum asking price. This thinking is rational since you’ve been living in the house for several years and its value must have depreciated a bit.

For whatever reason you want to sell your home, you should bear in mind that you can still make a good bargain from it in spite of having lost part of its aesthetic values.

So instead of offering the lowest price on the block, you should whip your house into shape with the help of your building contractors, and then offer for it for sale. Raising the standards of your home will definitely increase the asking price on it, since buyers won’t need to spend money on repairs after moving in.

However, you need to consider the local market price of homes so as not to over-bloat your makeover spending on the house. Here’s a 5 simple ways to improve its value before putting it up for sale.

1.    Give the garden a makeover

A home with a nice garden is one thing some buyers look out for when trying to buy one. They want to be able to relax under the shades the trees provide, and a green lush field where kids can play and have fun.

A neatly prepared backyard space which provides some sought of privacy and seclusion will also be an added advantage to the already attractive, tidy and well designed garden.

2.     Remodel the interior

Remodelling the interior of the house is the most interesting part of the job, because it has the potential to double the sell-off price. It involves upgrading the kitchen and bathrooms accessories including the lighting, heating system, floor tiles, curtains and other essential hardware.

When we decided to sell our family property in Florida, we were looking to give it enough aesthetic value to enable us sell it for as much as we wanted. We didn’t know any home remodeling expert, so a friend suggested searching for “home remodeling fort myers fl” on Google.

Doing so assisted greatly, and when the job was finally completed, we made a nice bargain off it, and that allowed us move into our new home South of Florida.

3.    Give the garage a facelift

A broken, dilapidated garage will most likely reduce the value of the home you’re trying to sell. You may think that a garage is optional in a house, but don’t make the mistake of not renovating it along with other parts of the house.

People consider a garage as a valuable space that can be used for other purposes. It could be used to store occasionally used items, or as gym for regular workouts. It’s definitely a prized feature from the seller’s perspective.

4.    Fix structural problems

Leaking roofs, broken walls, damaged plumbing, broken doors, and other such defects in the house should be properly fixed. This is one aspect homebuyers want to check because of the essential functions they provide in the house.

Correcting internal and external flaws will add an extra appeal to your house. On the contrary, a functionally crippled house will make potential buyers to look elsewhere since they’ll have to make initial repairs before they move in.

5.    Improve the sewage and drainage system

As a follow up to fixing the plumbing defects within the house, both the sewage and drainage must be in good condition too. A broken sewer or blocked drains will leave the house in a mess, and this could be a nightmare to inhabitants of the house.

Smelly sewer could be very annoying to occupants. It was the reason I left the first apartment I rented, and I resolved never to go through similar experiences again in future. Needless to say, a house with good sewage treatment attracts a good bargaining from prospective buyers.
