Preparing for an Open House

Written by Posted On Tuesday, 09 May 2017 03:56

If you are looking to buy a new home, you will likely have to sell your current one at some point and selling takes some time and monetary investment. Of course, you can choose not to care and sell your property as is, but by taking your time, you can significantly improve your home’s worth. Here are a couple of tips on how to prepare for an open house.

Clean up

Everything starts with a good, old-fashioned cleanup. Of course, if you don’t mind setting aside a part of your budget for thorough professional cleaning, this is a legitimate way to go, but investing some of your free time into prepping your property for an open house is the smart option. Just call your friends and relatives to help you and buy them some beer at the end of the day as a token of appreciation. In any case, proper cleaning is obligatory – make the house sparkle!

Remodel

Although this may sound counter-intuitive, investing some cash into remodeling your current home is an excellent idea for preparing it for an open house. Of course, don’t go wild in terms of your budget here, luxury doesn’t really have a tendency to pay off – simply replace any old item in your home with a new one – getting cheap furniture from IKEA can go a long way in boosting the value of your property.

Check for Rot

Rot can be a number one problem within your home and, if your conscience is okay with trying to trick people into buying your home, consider whether or not you’re good with potentially putting the future owners’ physical safety at risk, because rotten roofs can do way more damage than set someone back a couple of thousands of dollars. Have your home thoroughly checked for rot and, if you aren’t willing to invest into repairs, make sure that you mention this to everyone who visits your open house.

Insulation

Of course, insulation is a great opportunity to trick people into paying for more than is offered, but taking care of the potential issues revolving around it is an excellent investment. Keep in mind that if someone catches you in the act of overpricing, you will pretty much end up blackballed on the market. Furthermore, properly insulating your home can significantly warm up your sale price. Take care of that which you are selling or honestly outline the deficiencies.

Plumbing

There might be something wrong with your piping and plumbing in general and you may not even be aware of it. Having your plumbing checked and certified by an expert, as is hugely advised by Plumbing Heroes will only set you back so much and will definitely boost your property value – people appreciate certifications.

Wiring

As is the case with plumbing, wiring should be thoroughly inspected before putting your house on the market. We strongly advise against doing this on your own (unless you are an electrician by profession); cough up an extra buck or two for a wiring inspection.

Proper preparations for an open house are always recommended. Having everything certified is extremely beneficial and making sure that your property is safe is of utmost importance. Make sure that everything is in its place and you will boost your home’s value. Finally, always be completely honest with potential buyers, this can go a long way in terms of respect.
