The first thing a potential buyer will see when inspecting a property is actually the front lawn and not the house itself. Advise your clients to maintain their lawns regularly since fixing them up just before the viewing can be difficult.

Most of the lawn-related problems can be easily fixed, just by mowing and sprucing up a few bushes and cutting some branches. It’s also a good idea to keep the lawn watered before you start organizing open house tours.

The kitchen

The kitchen is an extremely important room in any house, therefore it's not surprising that buyers always want to inspect this area first. It’s important to arrange the kitchen in such a way that potential buyers can imagine themselves in that kitchen.

That’s why any upgrades done in the kitchen need to be designed to make the room appear fresh and clean. This may seem like you’re advising them to downplay the kitchen, but it actually helps buyers imagine their own home.

The bathroom

The bathroom is one of those rooms no one pays enough attention to when trying to sell the house. However, a few repairs could transform a bathroom from an ordinary dull room to a place of indulgence and luxury.

It’s usually not the first thing on your mind, but you’ll definitely think of it if you don’t have enough place to store your things.

An interesting piece of advice you can share with your clients is to install appropriate lighting solutions to their pantries, basements and attics. This will significantly improve the look of those areas and make them more functional, yet it costs almost nothing.

It’s fine to try and save your clients’ money on repairs. But sometimes it’s necessary to spend a little money to make money. Advise homeowners to hire a professional repairman that will go around the property and see if anything needs to be repaired.
