What to Do before Putting Your House up for Sale

Written by Posted On Sunday, 16 October 2016 09:53

So, you’ve moved to a brand new place and are looking to sell your old house. Naturally, if you are in a hurry, you can contact the professionals, have them check out what can be improved quickly and cheaply to add to your property value and sell it to the highest bidder. However, if you have a lot of spare time on your hands, you can do a whole lot to upgrade your home before selling.

Outside of Your Home

The first impression is often the most important one and if you fail to impress potential customers before the doorstep, you’ll have a heck of a lot to compensate for. The roof, gutters, downspouts all play a key role in your home looking presentable. Make sure to keep the driveway clean and that your backyard is well maintained – think of your house’s outdoor look as the red carpet for your potential customers.

Materials and Finishes

When it comes to selling property, it’s all about making it look top-notch, without spending a lot of money. However, the more you invest, the more the value will spike, leaving an excellent all-round impression. The first thing that people notice within a house are materials and finishes – vinyl flooring, lower end carpets and plastic laminate counters in kitchens and bathrooms are good solutions for quick home remodels, but resilient flooring such as tile and wood, solid surfacing in kitchens, like granite or slate will go a long way in boosting your home’s value.

Major Systems

Check your heating and air conditioner unit, hot water heater, electrical outlets, water pump and other major systems and replace everything that isn’t new. Customers and their real estate agents greatly appreciate when homeowners go out of their way to improve their property, without only tending to superficial upgrades.

Kitchen Appliances

Appliances are among the most expensive home parts. Take the age, care and condition of your kitchen appliances and feel free to invest into getting new ones – keep in mind that your house will be significantly more successful on the market if everything is tended to properly.

Bathroom Amenities

Check the plumbing fixtures, the shower and tub to see if these are in order. If you find issues, you might be better off investing into new amenities, rather than trying to fix those that won’t last much longer, under the new owner – even the customers can spot this nowadays, let alone their real estate representatives.

Check the Ceiling

The easiest place for noticing wet spots and mold is the ceiling. If there’s a tiny hole or a crack in the ceiling, it might leak and create wet spots, which further inspire mold to appear. Set up a reliable air purifier for mold, you can always get one from Oransi, and never have to worry about reappearance of mold, which can cause bigger complications than ugly water spots on the ceiling.

Get Your Papers in Order

Now, the house papers aren’t the only ones that need to be settled. Customers often seek a paper trail, when buying a resale home, or at least a list of receipts and/or documents of repairs, upgrades, etc. Instead of finding ways to cover these papers, take care of everything that they might lead to and give them to your customer – in this way, you will earn their trust, potentially get a better offer and definitely sleep easier, knowing you did everything by the book. Nothing better than a clean slate!

Selling your home takes time, focus and effort – if you have all three of these at your disposal, don’t miss out on the opportunity to earn more money, while keeping your customer satisfied – it’s a win-win situation, not too many of those around!
