Are you purchasing a new home,  or are you a first time homeowner who is taking possession of a new build? The last thing on your mind is probably preventive maintenance issues. But you don’t have to make the same mistakes as many of us. When you take possession of your new home, it’s usually the last thing on your mind. But it’s better to err on the side of caution. Here are some tips that every new homeowner can use.

Clean Your Garage Spring

What you say? Every time you open and close your garage door a spring propels the door up and down. There is immense pressure and torque. The garage spring will eventually fail.  You can really extend the life of the spring if you perform the required maintenance. The cost of hiring a vendor to replace the spring can be several hundred dollars. Plus you have to deal with the inconvenience of having to manually roll the door up and down.

You can either hire a professional or do it yourself. Or you can purchase a lubricant from Lowes or Home Depot. You will want to apply it on the spring, rollers, bearings, and wheels. These guys are a great source for everything about garage door maintenance

Register Your Ac Unit, Furnace, and Coil

Your air conditioning unit with have to be replaced, eventually. But you want to protect yourself in case you have a lemon. Most vendors have a 10 year warranty on their parts. The catch is you have to register the serial numbers online. You have about 60 days after you take possession. If you forget, you will only be guaranteed a 5 year warranty. If you live in the southern part of the United States then you know how often your air conditioning unit runs.  When your unit breaks after 8 years you will be glad you took the time to register. Don’t be one of the many who didn’t.

The longer you run the unit and the lower the temperature will determine how long the unit will last .  Do yourself a favor and change the ac filter on a regular basis. Each unit will have different requirements on how often you do change the filter If you are lucky enough to live in a place like Seattle, then you may not even have an ac unit in your home. But you probably have a heater or furnace.

Take Advanced Action Against Termites

If you have termites in your city then you will want to be prepared. Here are some cities with termites. From Texas, to Florida, to California, they can wreak havoc on your home. And sometimes you have to evacuate your domicile.

If you are able, have your builder line your home with the poison or repellent before they build the home. It will cost you an additional fee, but you can rest easy knowing your chances of being invaded have narrowed. Plus it’s cheaper than hiring a professional to come out to remedy the problem.

Remember preventive maintenance on your home can save you lots of money. A couple tips can ease the inconvenience of a repair.
