5 Signs Indicating It's Time For A New Roof

It may not be the most optimal home remodel, but you need to take care of the very thing that provides you and your loved ones with shelter. Interestingly, it's not always obvious when you need to replace a roof. While some signs are very transparent (read: raindrops falling on your head while you're indoors), others are more insidious.

Let's get into what you need to know.

Leaking and Water Issues

This is one of the most obvious signs of needing a roof repair or replacement. If you find water in your home, it's a concern. Make sure that you're checking around the home on a routine basis, especially after inclement weather. Don't forget the attic or basement. Water can travel a fair difference, so it may be hard to pinpoint where the damage is occurring.

While a total roof replacement may not be necessary, it's possible that you could have some loose or fallen shingles, which could expose the deck. Make sure you get it checked it immediately. 

Mold or Mildew on Ceilings

If you're spotting any ugly colors on your roof, it could be a result of potential condensation or plumbing issues. First, you should make sure that your insulation is dry and that you're bathroom fixtures aren't leaking.

If you rule those out, it's possible that it could be a roof issue. Because mold and mildew can be incredibly dangerous, this is important to get examined immediately.

Hail Damage

Not only are hailstorms incredibly scary, but they can cause some severe wreckage to your home. Hail damage varies depending on the weight, size, and speed of the hailstones. It also depends on the temperature during the storm and the angle in which the hailstones make contact with the roof.

Regardless, hail can damage your outdoor structures. After any hailstorm, inspect your home for any distortions, dents, or holes. Hail damage can impact a few shingles, but it can also require a total roof replacement.

If you live in an area with frequent hailstorms, consider adding an impact-resistance rating for your new roof. While it's not foolproof because shingles can't necessarily withstand the ferocity of such weather, it can help reduce your insurance premiums. 

Granule Loss

If you notice that excessive granules accumulate in your gutters, this could be a cause for concern. Of course, there's no definitive way to approximate how many granules are too many, but if you notice that there are more than usual, it's a sign that there are potential loosening or damage issues.

With brand-new shingles, you can easily see the black asphalt embedded in the granule. If, on the other hand, you're seeing large bare patches exposing the weathering, you'll need damage replacements. More than just a few shingles? You'll probably need a total roof replacement.
