Is it easier to sell real estate in Kathleen GA, than in the city? Is it easier to sell real estate in Kathleen GA, than in the city? Anita Clark, Realtor®

Kathleen is widely known for providing "bedroom communities" to its more popular neighbor, Warner Robins. The population here is just a little beyond 11,000 and from 2010 through 2013, we have seen so many unoccupied homes. By the close of 2018, however, market data shows that tables have turned for the local Kathleen real estate industry - as it ran short of available listings!

Now, as real estate professionals who are constantly searching for opportunities, we cannot help but consider the potential of this market. Is it worth giving our attention to? Is it easier to sell homes here in this suburban area than in the city (Warner Robins)?

Quick Overview of Kathleen Real Estate Market In December 2018

In November 2018, real estate in Kathleen GA has seen 31 homesales, a decline from previous numbers partly due to a shortage of inventory. Back in December 2018, sellers were highly encouraged to have their properties listed while market conditions were still in their favor.

That month, the average number of days that Kathleen homes for sale stayed in the market - was at 61 days from listing through closing, which is a day behind the area's 12-month average of 60 days. Overall, homes sold fast in the market when priced accurately.

How much did homes go for? Well, average sales price was at $258,000. This is $7,000 lower than November 2018 and $50,000 more than December 2017. It is also $23,000 higher than the area's 12-month average.

I'm sure you will find helpful information because it has been prepared by me - who is not just an experienced realtor, but is also someone who has experienced a lot of moving around the country back when my husband Joe was still working for the military.

Millenial Market In Suburban Areas Like Kathleen GA

Here is a market trend that will make real estate in Kathleen GA favorable in coming years. Historically, millenials have not been so huge about purchasing property - but affordable prices and an increased awareness of their needs in the marketplace this year (2019) can turn them into a great market.

In fact, it has been observed that as millenials reach middle 20s through late 30s, many of them feel the need to "settle down" and buy their own home to start a family. However, here's the catch - this younger generation want more space for less money, a deal that's only available in the suburbs.
