Why you want your own Realtor.

Did you meet me in an Open House? If it’s not my listing, I am there as a buyer rep, which means I am there to help you buy the home, or another home – I am on your side. I have a fiduciary duty to you if you become my client.

The listing agent has a fiduciary duty to the seller.

Big Difference – you want your own Realtor to ensure you are given client service, not customer service (just  duty of care).

Did you meet me in one of my listings? (easy to know, you would see my sign on the signpost on the lawn). If so, I am the listing agent and my loyalties lay with the seller.

If you are not working with a Realtor, you may just choose to work with me. As your buyer representative I would legally work for you and protect your interests at all times. You could also hire me to sell your home. Now if I am selling your home and I also find the buyer, both parties (seller and buyer) would have to agree to being in a multiple representation agreement – both sides would have to trust that each of their interests are protected at all times. If it’s not possible or agreeable, then you would hire your own Realtor.

When you are my client, I’ll provide you with local market expertise and current data so you will not over pay for a property. Any details of your motivation and finances are kept confidential with me. I negotiate for you.

When I am selling your home, you’ll know about all the comparable properties and about what I would do to sell it. I do way more than post a sign. I am here to be your Realtor for life – that’s the kind of service I provide – you’ll enjoy the process from start to finish.  Typically I give full service – we can talk about the services you want and need, and adjust accordingly – I am on my own and work with 2-3 clients at a time, so my overhead is less than some bigger teams however you get my undivided attention 100% of the time – that is a big upside to working with me.

For some, I would list on Juwai.com – a listing service in Hong Kong which would attract foreign buyers in their home country and native language. I could also list you on several different Real Estate Boards, instead of just on one. This alone gets more eyes on your property. I will sell your home for top dollar – there is a good chance I already have the buyer lined up. We have databases of buyers, plus each day we get up to the minute info about people looking to buy or sell. Plus, I network with all the top agents; I’ve also been hosting open houses for awhile now and have lists and sign in sheets of active buyers. Royal LePage knows who the buyers are. Plus my extra marketing efforts, and the way the house is priced attract additional buyers.

I will bring you your buyer.

I have all the same tools any Realtor would have, and I add my #innovation – which is something that the other guy doesn’t have.
